Colonial With a Twist - Before Photos

Happy New Year!  It seems like the end of the year is always crazy, but on this beautiful New Years Day, I got a chance to take the 'before' photos and wanted to share them, before we start pulling the house apart!  So here is the tour.....



Here's the view as you walk in the front door.  Stay tuned, it will look dramatically different soon!

















The living room has a fireplace!!!!  I've been hoping to have a mantle project in one of these houses, and can't wait to get started on this one.  What a great focal point for the room.  BTW - see the little opening in the wall on the right?  We think it's so you can access the telephone from both rooms.  That seems so quaint in today's world of cell phones, don't you think?  Or maybe it was to pass food from the kitchen to the dining room.....but a turkey would never fit!

The Dining Room.  We think there is hardwood under all the carpeting.




















The kitchen, well......it's a challenge.  I've been talking with our kitchen designer about lots of options, but we don't have a clear path forward.  There are lots of nooks and crannies that make a standard design impossible.  More about it in a future post.


We have big plans for the family room.  The closets take up too much wall space and limit furniture placement, so they'll be eliminated.



And there currently isn't good access to the big backyard, so we're planning on a french door to get outside.

















We think this was the original first floor bedroom.  In our new plan, this could be used as an office or a bedroom.













This little room has lots of potential for the future owner.  Just not sure how best to use it yet....  For now, we're calling it 'The Study'












Here is the bathroom.  I actually like the vanity, it makes great use of the space.  But I think we might swap out the countertop!  Although orange is a trendy color right now :-)


Window to the Laundry Room

This is currently a 2 bedroom house.  The second bedroom is at the top of the stairs.....but it only works for people under 5'4" tall.  Whenever we meet with contractors, we all end up huddled in the skylight opening to stand upright!!





The basement:  Guess what will be our first project?  Correct!!!  Basement waterproofing.  This is what it looked like when we got a lot of rain the other week.  Good thing we have experience :-)

    1. Thanks Linda! If you're interested in waterproofing, check out this post from our last house - http://www.sopocottage.com/2012/07/infrastructure-is-expensivebut.html - we had to put a perimeter drain in there as well and it made a HUGE difference.

  2. My husband's mom's house has the little hole/shelf in the wall, and it is definitely for easy access for a phone between the living room and bedroom side. Right now they just use it to hold various knickknacks, though back in the day they had a phone there.

    Can't wait to see what you do to the place! I read through your archives in one sitting because the changes made to the other places were amazing! I don't have that kind of design/spacial sense whatsoever (not to mention all the hard work you guys put into making the designs a reality!)

    1. Wow, thanks so much for reading through our adventures! This next project is an even bigger challenge, but we're pretty jazzed about it!

      So that opening is for a telephone! Makes sense, but we did wonder, since it's between the kitchen and dining room, if you were supposed to use it for food (but only tiny turkeys!!!)

Sigh.....I'm not sure I see a lot of 'charm' in some of the mid century touches :-) I think I'm the wrong age for it - my parents handed down all their mid century furniture to us when we got married. We HATED it! But it's probably valuable today. But I promise all the mid-century elements will be salvaged and used by someone who really appreciates them!!!

    1. Yup! It's actually a drop ceiling, but we're not sure why, because the sheet rock above appears to be in pretty good shape. I'm sure we'll learn more as we take out the tiles next week.

  7. Agree with Janessa. My husband and i enjoy your site as we are conspiring our first rehab project. One thing i haven't found on your site yet is the "before and after" economics of the projects. Are they working economically to sustain future great projects?

    1. Hi Jodi - so nice to know you like the blog! Since we're still new at this, we really haven't felt comfortable publishing the economics. For our first flip, we were just happy to make a profit! And since we've only sold one more, we are hardly experts. I will say we've been told to try and achieve a 15% return.....but it's hard in this market to get there!
